Southlake is a largely built-out city, which makes the move-up choice unusually clean: a new infill construction home : a builder bought a lot, removed the old house, built big : or an established resale in a mature neighborhood. Both can be excellent. They're different products, and the difference shows up in places buyers don't think to look.
What new construction gives you
- A floor plan from this decade. Big kitchens, first-floor primaries, the layout families now expect.
- Efficiency. New insulation, new windows, new HVAC : the utility-bill and comfort difference is real.
- Warranties. Builder warranties on workmanship, systems under manufacturer warranty, everything at the start of its life.
- Fewer surprises in year one : no roof fund, no water-heater countdown.
What established resale gives you
- Grown trees and proven streets. In Southlake this is half the value. You cannot build a 30-year-old oak.
- A negotiable seller. Builders and resale sellers may both negotiate, but their priorities differ. Compare the total price, incentives, repairs and closing terms.
- The house has been tested. Every system in an established home has a service history, and a good inspection tells you exactly what you're buying. New construction can hide problems behind fresh paint.
- Faster close. Established homes close in weeks. Custom builds run long enough to change your life planning : get a real schedule from builders before you commit, and remember the lot has to be available in the first place.
The middle case: build on your own lot
The third path: buy a lot (in Southlake, often with a teardown on it) and build custom. Maximum control, maximum timeline : the year-plus without a home is the cost that kills it for most move-up families with kids in school.
What to check on each
On new construction: the builder's reputation with actual past clients (not the model-home tour), what the warranty actually covers and for how long, the lot's drainage plan, and : always : an independent inspector even though "it's new." New does not mean correct.
On resale: the inspection depth a bigger, older house deserves : foundation, roof, drainage, the big-ticket systems. (Full post on luxury due diligence.)
Common questions
Is new construction worth the premium in Southlake?
Sometimes : the premium is for the plan and the efficiency, not automatically for resale value. The lot and the street still dominate. A mediocre plan on a great lot beats a great plan on a mediocre lot.
How long does a custom build take?
It varies by builder and project : long enough that it changes your planning. A builder can give you a real schedule for your project; if that schedule doesn't fit your life, established resale is your market.
