New Construction in Burleson Under $400K
Yes, you can still buy a brand-new home around Burleson for under $400,000. But you have to know where to look — and what "starting at" really means.
Here's the list, checked October 21, 2026. I'll keep updating it, because these prices move every month.
The short list
| Community | Builder | Area | Starting at | School district |
|---|---|---|---|---|
| Mountain Valley | Impression Homes | Burleson | $344,990 | Joshua ISD |
| Parks at Panchasarp Farms | Bloomfield Homes | Burleson/Joshua | $399,990 | Joshua ISD |
| Silo Mills | Bloomfield Homes | Joshua | $339,990 | Joshua ISD |
| Mockingbird Hills (1-acre lots) | Bloomfield Homes | Joshua | $387,990 | Joshua ISD |
| Deer Creek | Lennar | Crowley | $252,999–$355,999 | Crowley ISD |
| Frontier Cottage Collection | Lennar | Cleburne (Joshua area) | $227,999–$258,000 | Check by address |
Read this before you fall for a price
"Starting at" is a floor, not a promise. Parks at Panchasarp Farms advertises from $399,990, but the lowest home actually available in Burleson that day was $429,900. Starting prices usually mean the smallest plan, the most basic finishes, and a lot nobody else wanted.
Most of the under-$400K list is Joshua ISD. That's not good or bad — but if you want Burleson ISD, your budget will likely need to stretch. More on that in my Joshua ISD vs. Burleson ISD comparison.
Check the tax line. Some communities carry a special tax district. The Frontier Cottage listing shows a "special tax" with an estimated total rate around 2.7%. Two homes at the same price can carry DIFFERENT monthly payments.
Inventory disappears. D.R. Horton's Shannon Creek had homes in the $370s–$390s. It was reported sold out in May.
Just over $400K, worth a look
- Parks at Panchasarp Farms, Phase 3 — John Houston Homes, from $409,990, Joshua ISD
- High Country — First Texas Homes, from $459,950, Burleson ISD, HOA $725 a year
- Parks of Village Creek — Pulte, Burleson ISD, pricing coming soon
- Chisholm Summit — David Weekley and Graham Hart, with Graham Hart semi-custom homes from about $500,000
Incentives right now
Most builders advertise "special incentives" without spelling them out. The one I found in writing: First Texas Homes at High Country is offering up to $20,000 in flex cash on contracts through October 31, 2026 with its preferred lender, plus a 3.99% rate buydown fixed for five years on select inventory.
Here's my honest take on incentives. The builder's preferred lender is usually the price of admission, and the buydown is often baked into the price. Sometimes that's still a great deal. I'll run the numbers both ways so you can see it.
The one thing I'd tell a friend
The builder's sales agent works for the builder. Bring your own agent to the very first visit — many builders won't let you add one later. It costs you nothing, and I'll negotiate the incentives, lot premiums and upgrades on your side of the table.
