Rebecca Kennedy, Realtor

Burleson, Texas REALTOR®

Your Burleson realtor, who actually lives here

I’m Rebecca Kennedy. I grew up in Fort Worth, I live in Burleson, and I help people buy and sell homes here. I know which streets are Joshua ISD, which new builds carry a PID, and where the land rules change the second you leave city limits — because I deal with it for my own clients.

Where Burleson is building

Burleson is one of the fastest-growing cities on the south side: the Census estimates about 56,900 residents in 2025, up from about 47,600 in 2020. Much of the new building is on the west side and along the Chisholm Trail Parkway. Prices below are from builder websites as of October 2026 and change often.

Chisholm Summit

The city’s first master-planned community, by RA Development: about 3,066 homes planned, 100+ acres of parkland and 10+ miles of trails, in Joshua ISD.

Chisholm Summit guide

High Country

First Texas Homes, in Burleson ISD, with a playground and trails. From $459,950.

Parks at Panchasarp Farms

Bloomfield Homes, in Joshua ISD, with a pool, playground, trails and greenbelts. $399,990 to $607,990.

Parks of Village Creek

Pre-selling with Smith Douglas from $349,990, with Pulte coming soon.

Among established neighborhoods, Thomas Crossing surrounds Southern Oaks Golf & Tennis Club. Newer communities often carry a PID or MUD assessment on top of the regular tax rate, and I check for one on every new build. See the DFW new construction directory.

The 2025 tax rate, line by line

Burleson sits in two counties, so the bill depends on which side of the line the house is on.

2025 tax year, before exemptions and any PID or MUD. In the Joshua ISD part of Johnson County, swap in Joshua ISD (1.257500) and add Hill College (0.050000). Exemptions: school districts give $140,000 (plus $60,000 for over-65 or disabled, and Burleson ISD adds $25,000 more); the city gives 5 percent (at least $5,000); Johnson County gives 5 percent (at least $5,000) plus $10,000 for over-65 and $10,000 for disabled owners; Tarrant County gives 20 percent. For 2026 the city adopted 0.729800. I pull the current rates before you write an offer.

Living in Burleson

Old Town is the heart of the city. Mayor Vera Calvin Plaza, finished in 2020, has a stage, lawn and pavilions, and the Burleson Museum sits in the old interurban depot with two restored rail cars beside it. Russell Farm Art Center is a 30-acre farm from 1877, donated to the city in 2012, and hosts Fall Fest and Christmas on the Farm.

Bailey Lake Park has an eight-acre lake, a loop trail and 18-hole disc golf. The BRiCk recreation center has indoor and outdoor pools, and Hidden Creek is the city’s golf course. Burleson sits about 15 miles south of downtown Fort Worth on I-35W, and the Burleson Higher Education Center, opened in 2023 with Hill College, offers college classes in town.

Where I work

Burleson first — Old Town, the established neighborhoods off Wilshire and Alsbury, and the new west side along Chisholm Trail Parkway. Plus the towns around it: Crowley, Joshua, Mansfield, Cleburne and Alvarado, and Fort Worth and Keller across the wider Metroplex.
