Buying or selling in Highland Village

I’m Rebecca Kennedy, a Fort Worth native with Berkshire Hathaway HomeServices PenFed Realty Texas. Highland Village is a small, settled city on Lewisville Lake — and it is in Denton County, which means a different appraisal district, a different tax bill and a different place to protest than buyers coming from Tarrant County expect.

What I help with in Highland Village

Lewisville ISD, and the right campus

Highland Village is served by Lewisville ISD, which earned an overall B for 2024–25. Elementary and middle campuses inside the city include Highland Village, Heritage and McAuliffe elementaries and Briarhill Middle School. Zones change — I confirm the campus for every address.

Denton County, not Tarrant

Homes here are valued by the Denton appraisal district, and that is where homestead exemptions and protests are filed. If you are moving up from Fort Worth, the process will look familiar; the office and the deadlines are not the same one.

VA buyers

The median value sits well under the 2026 conforming loan limit, and with full entitlement there is no VA loan limit at all.

Highland Village, briefly

Highland Village sits on the south side of the far western arm of Lewisville Lake. It started as a small farming community — the 1970 census counted 516 residents — and incorporated on February 14, 1963. Today it is home to about 16,000 people in roughly 5,500 households.

Doubletree Ranch Park has the soccer fields, splash pad and fishing pier. A 3.8-mile city trail runs along the power line easement and connects at its east end to the A-train Rail Trail. The Shops at Highland Village anchor the corner of FM 2499 and FM 407, and DCTA’s Highland Village/Lewisville Lake A-train station sits just across I-35E in Lewisville.

The high school most associated with Highland Village is Edward S. Marcus High School in neighboring Flower Mound, part of Lewisville ISD — confirm the zoned campus for any specific address.

Neighborhoods, and why new homes are rare

Highland Shores is the big one: more than 1,800 homes on about 980 acres of hills and woods along the lake’s southern shore, developed by Mobil Land starting in 1985. Its owners association runs three pools, eight tennis courts, two soccer fields, a community center and more than five miles of trails.

The city is nearly built out. In 2022 the city manager put it at about 97 percent developed, with roughly 70 acres left. New homes come in small infill projects, like Magnolia Village, 25 patio homes on Barnett Boulevard approved in November 2025, and an earlier 72-home David Weekley community on a former school site. That means most purchases here are resale, and about 92 percent of occupied homes are owner-occupied, per the Census.

Life on the lake

The city runs two Army Corps-leased parks on Lewisville Lake. Copperas Branch Park has a boat ramp, beach and swim area, and Pilot Knoll Park has camping and another ramp. The Texas Parks and Wildlife paddling trails along the shoreline cover about eight miles, and Celebrate Highland Village ends with fireworks over the lake. The Shops at Highland Village has close to 70 merchants.

Exemptions: Highland Village has no general city homestead exemption, but gives $75,000 to owners over 65 or disabled (not both). School districts give $140,000, plus $60,000 for over-65 or disabled owners. Confirm Denton County’s current exemptions with the Denton appraisal district.
