Keller, Texas REALTOR®
I’m Rebecca Kennedy, a Fort Worth native with Berkshire Hathaway HomeServices PenFed Realty Texas. Keller is one of the simpler markets in northeast Tarrant County to buy in — one county, one school district — and one where the tax bill and the lot size still deserve a closer look than most buyers give them.

Keller ISD serves the entire City of Keller. The district also reaches into Fort Worth and other cities, so a “Keller” mailing address is not always in Keller city limits. Attendance zones move — I confirm the campus for every address.
Keller schools, taxes and VA lendingKeller’s 2025 combined rate is about 1.86%, higher than Southlake’s, mostly because of the school rate. The city’s 20% homestead exemption softens it. I build payments on the current year’s rates, not last year’s.
Disabled veteran exemption in Tarrant CountyKeller’s median value sits well under the 2026 conforming limit, so a buyer with partially used entitlement can still shop the middle of this market with nothing down.
VA loans in KellerPriced on actual closed sales, with a straight answer on timing. Texas is non-disclosure, so the online estimates are guesses.
Get the free seller’s guideThe area was settled in the early 1850s as Athol. By 1882 it was a stop on the Texas & Pacific Railway and had been renamed for railroad foreman John C. Keller. The city incorporated on November 16, 1955, and today has about 46,000 residents.
It is a parks town. The city counts more than 300 acres of developed parkland, including the 102-acre Parks at Town Center with its two lakes and the 44-acre Bear Creek Park, plus The Keller Pointe, the city’s fitness and aquatics center. FM 1709, Keller Parkway, runs east–west to SH 114 in Southlake, with US 377 along the west side.
Lot sizes vary more than people expect. Keller’s zoning runs from standard 8,400-square-foot lots up to an SF-36 district with a 36,000-square-foot minimum — a little over eight-tenths of an acre.
On Bear Creek Parkway at Lakeridge Drive, where the 5.4-mile Big Bear Creek Greenbelt ends.
Home to Overton Ridge Park, which reopened in 2023 with Keller’s first all-abilities playground.
A new community at US 377 and Park Avenue by M the Builders and Providential Homes. The first homes went on sale in 2026.
21 lots of at least 8,400 square feet by Sage Group near North Main and Johnson Road. Groundbreaking was expected in late summer 2026.
Most of Keller is resale. New communities here are small and go quickly, so if you want new construction, tell me early. See the DFW new construction directory.

2025 tax year. Tarrant County College adopted 0.120000 for 2026; the city and Keller ISD 2026 rates were not yet posted when this was written. Keller ISD also has a bond on the November 2026 ballot. Rates change every year — I pull the current ones before you write an offer.
The Big Bear Creek Greenbelt runs 5.4 miles from Keller Sports Park to Hidden Lakes, and The Keller Pointe has indoor and outdoor pools, a double gym and a jogging track. The city has two business districts, Old Town Keller and Keller Town Center, and Holly Days brings a Christmas parade and tree lighting every year.
A bit of trivia: in 2004 Keller became the first community where Verizon rolled out fiber-to-the-home internet.
Exemptions: the City of Keller gives a 20 percent homestead exemption (at least $5,000), plus $40,000 for owners over 65 and $10,000 for disabled owners. School districts give $140,000 (plus $60,000 for over-65 or disabled).

Keller is entirely in Tarrant County, so the Tarrant Appraisal District values every home and handles homestead exemptions and protests.
