Your Crowley realtor, right next door

I’m Rebecca Kennedy. I grew up in Fort Worth and live in Burleson, which shares a border with Crowley, so this is my backyard too. I know where the Crowley address, the Crowley ISD line and the Fort Worth city limits do not all match up.

The transaction timeline, step by step

Crowley, in brief

Crowley grew up around a Gulf, Colorado and Santa Fe Railway stop — the first depot went in in 1885, and the town was named for S. H. Crowley, the railroad’s “master of transportation.” It incorporated in 1951 and sits at FM 1187 and FM 731, with Fort Worth on its north and east sides and Burleson to the south. Nearly all of it is in Tarrant County.

The detail that matters most for buyers: Crowley ISD stretches well beyond the city — most of its schools are actually inside Fort Worth city limits. So a “Crowley ISD” home may have a Fort Worth address and Fort Worth city taxes. I check both for every house.

New construction, and the “Crowley” address trap

Crowley is about 7.5 square miles, but Crowley ISD covers about 59, and the Crowley 76036 ZIP code reaches into Fort Worth. Many new communities marketed as “Crowley” are actually inside Fort Worth city limits, which changes the city tax rate. I check the city, the district and the county on every one.

Communities builders list with a Crowley address (prices from builder websites as of October 2026):

Hunters Ridge

M/I Homes from $300,990, plus Bloomfield Homes, in Crowley ISD. Newest phase has 60-foot homesites.

Sunnycreek

D.R. Horton from $273,990, in Crowley ISD.

Creekside of Crowley

Mattamy Homes from $290,940, with two pools and a splash pad.

Deer Creek and Summer Crest

Lennar at Deer Creek – Majors North from $282,999, and Chesmar at Summer Crest from $342,990.

City officials reported about 3,600 buildable lots ready for construction in 2024. See the DFW new construction directory.

2025 tax year, inside Crowley city limits, before exemptions and any PID or MUD. A “Crowley” address inside Fort Worth pays the City of Fort Worth’s rate instead. Exemptions: Crowley ISD gives $140,000 (plus $60,000 for over-65 or disabled), and Tarrant County gives 20 percent. I pull the current rates before you write an offer.

Living in Crowley

A $12 million rebuild of Main Street added two roundabouts, a bike lane, buried power lines and Main Street Plaza Park. Bicentennial Park is the city’s largest green space, with an 18-hole disc golf course, and its Fourth of July Celebration of Freedom draws more than 11,000 people, according to city officials. Downtown Fort Worth is about 12 to 15 miles north, and Fort Worth supplies the city’s water and wastewater service.

Where I work

Crowley and the south side of the Metroplex — Burleson, Joshua and south Fort Worth — plus Mansfield, Keller and Southlake.
