Buying or selling in Fort Worth

I’m Rebecca Kennedy, and Fort Worth is where I was born and raised. It is now the tenth-largest city in the country, and the same address can come with a very different school district, county and tax bill depending on which side of town it sits on. Those are the details I make sure my clients understand before they write an offer.

What I help with in Fort Worth

The school district is not the city

Thirteen school districts serve Fort Worth. A Fort Worth mailing address can sit in Fort Worth ISD, Keller, Northwest, Eagle Mountain-Saginaw, Crowley, Everman or another district entirely. I confirm the district and campus for every address before you fall in love with a house.

VA buyers and military families

About 41,000 veterans live in Fort Worth, and NAS Fort Worth Joint Reserve Base supports more than 10,000 military and civilian personnel. I know the VA appraisal rules, the funding fee exemptions and how to write a VA offer sellers take seriously.

The VA funding fee, and who never pays it

New construction on the edges

Much of Fort Worth’s growth is new subdivisions on the north, west and south sides. Builders often offer rate buydowns or closing-cost incentives, and the right one depends on how long you will keep the loan. The builder’s sales agent works for the builder. Register me on your first visit and I work for you.

Luxury and established neighborhoods

The west side — Tanglewood, Ridglea, Mira Vista and the separate town of Westover Hills — is a market of older homes, large lots and buyers who notice details. Pricing there comes from close comparables, not averages.

Neighborhoods I know

Relocating to Fort Worth

I do video walkthroughs and remote tours, match neighborhoods to your commute and schools, and build the search around your start date. I grew up here, so I can tell you what a street is like at 8 a.m. and 10 p.m.

Land, acreage and investment property

Before you buy land on the edge of the city, I check the zoning, utilities, flood maps, easements and whether the parcel is in the city or its extraterritorial jurisdiction. For investment property, I run the numbers on taxes and insurance before we talk about rent.

First-time buyers

From pre-approval to keys, including the costs people forget: option fee, earnest money, prepaids and the first escrow deposit. I will also tell you plainly when renting another year is the smarter move.

How I price and sell a home

Fort Worth, briefly

“Cowtown” is not a marketing line. The name comes from the cattle drives that came through the city from 1867 into the early 1880s, and the Fort Worth Stockyards National Historic District still runs the Fort Worth Herd down Exchange Avenue twice a day. A few minutes away, the Cultural District is home to the Kimbell Art Museum, the Amon Carter Museum of American Art and Dickies Arena, which hosts the Fort Worth Stock Show rodeo.

It is also a working city. American Airlines is headquartered here, Lockheed Martin builds the F-35 on its mile-long production line in Fort Worth, and AllianceTexas on the north side counts more than 600 companies and over 73,000 direct jobs. I-35W, I-30 and Loop 820 carry most of it, with the Chisholm Trail Parkway toll road running south toward Burleson.

The city covers about 360 square miles and reaches past Tarrant County into neighboring counties, so the county line matters too: it decides which appraisal district values the home and where you file your homestead exemption.

Fort Worth neighborhoods I know

A few of the established west and southwest side neighborhoods buyers ask me about most. School attendance zones change, so I confirm the district and campus for every specific address.

Tanglewood

Just west of TCU near a branch of the Trinity River, roughly between Simondale and Hulen. Mostly brick and stone ranch homes built from the mid-1950s on. Served by Fort Worth ISD.

Ridglea

On the west side along Camp Bowie Boulevard, including Ridglea Hills and Ridglea North. Anchored by Ridglea Country Club, founded in 1954, and the 1950 Ridglea Theater, which is on the National Register of Historic Places.

Mira Vista

A gated community in southwest Fort Worth near Lake Benbrook, with a 24-hour guarded entrance. Mira Vista Country Club is private and member-owned, so club membership does not come with the house.

Wedgwood

Southwest Fort Worth between Granbury Road and Altamesa, built mostly from 1950 to 1970, largely ranch-style homes on established lots. Served by Fort Worth ISD.

Clearfork

A mixed-use development on the Clear Fork of the Trinity River between Hulen and Bryant Irvin, built on part of the historic Edwards Ranch. Home to The Shops at Clearfork, whose Neiman Marcus opened in 2017.

Westover Hills (its own town)

Often grouped with west Fort Worth, Westover Hills is a separate town, incorporated in 1939, with 641 residents in the 2020 Census and large, heavily landscaped lots. Its own city government means its own city tax rate.
