What it's like

The short version

Highland Village has about 5.5 square miles of land on the south side of Lewisville Lake's far western arm, in southern Denton County. It is nearly built out, with just over 70 undeveloped acres left. The Shops at Highland Village anchors FM 2499 and FM 407, about 6.4 miles from I-35E and 11.8 miles from DFW Airport.

What's for sale

Almost entirely resale. Census put the median owner-occupied value at $493,400 for 2019-23, the city's average home was $590,092 for FY 2025-26, and Redfin showed a $588,610 median sale price for the three months ending August 2026 at $211 a square foot. Highland Shores is the largest neighborhood, with more than 1,800 homes along the lake. New homes come as infill, like the 25-lot Magnolia Village, which the city says is nearing completion.

What it does well

Strong here

  • Lake days●●●
Lake parks with boat ramps, a swim beach and docks, plus state-listed paddling trails.
  • Established neighborhoods●●●
Just over 70 undeveloped acres remain, so nearly every purchase is an existing home.
  • Transit options●●○
The A-train's Highland Village/Lewisville Lake Station sits just off I-35E, with its address in Lewisville.
  • Quiet, small-town pace●●○
About 16,000 people on 5.5 square miles of land, with city-run events.
  • Restaurants●●○
About 15 dining tenants at The Shops plus independents along FM 407.
  • Shopping●●○
375,000 square feet at The Shops, anchored by Whole Foods and AMC.
  • Parks and trails●●○
Lake parks plus a 3.8-mile City Trail, on a small land area.

The honest part

What to know first

  • The city tax rate rose about 5.5 percent for FY 2026-27, to 0.528541 from 0.500984, while certified values fell 2.8 percent.
  • Water, wastewater and drainage changes under council review would add about $12.99 a month, or 9.5 percent, for a typical home.
  • Budget pressure at build-out. Sales tax is down, and Concerts in the Park and Movies in the Park were cut from the base budget.
  • Very little new construction. Just over 70 undeveloped acres remain.
  • Off the freeway. The city puts The Shops about 6.4 miles from I-35E.
  • Major road work ahead on Highland Shores Blvd and Highland Village Road.

Not its strength: walkable, vibrant, big-city energy, a real downtown, nightlife, golf, land and acreage, horses welcome, new construction, luxury homes.
