Tallgrass in Burleson: A Guide to the $1 Billion Community
Tallgrass is the newest — and largest — master-planned community coming to Burleson, positioned as the city's western gateway. Here's where it stands and what it means if you're thinking about a new home.
The basics
- Developer: Groundwork Development Partners
- Investment: roughly $1 billion
- Size: 621 acres, about 4,000 homes at full build-out
- Location: west of Chisholm Trail Parkway at FM 1902; a new Joshua ISD elementary is planned inside
Phase 1 is underway
As of 2026, Groundwork is gearing up Phase 1: about 200 acres and 645 residences, with 45 acres of parks and an on-site elementary school. Groundbreaking has been reported as expected by the end of the year. Builders for Tallgrass haven't all been named yet — which is actually good news for early buyers.
A true town center
What makes Tallgrass stand out is its scale and mix: a signature mixed-use town center, about 1 million square feet of shops, dining, and offices, 90 acres of parks and miles of trails, a restored native prairie greenbelt, and a range of housing — single-family homes, estates, townhomes, and apartments — for first-time buyers, move-up families, and retirees alike.
Why early matters here
Because builders and pricing aren't public yet, this is the ground floor. The people who prepare before there's anything to tour — financing lined up, priorities set, on the right list — are the ones who lock in the best lots and incentives when releases begin. That's exactly why I keep a Burleson insider list.
