Two communities, not one
The single biggest thing I clear up for people: Tallgrass and Chisholm Summit are two completely separate developments, with different developers, timelines, and personalities. They just happen to be rising along the same stretch of Chisholm Trail Parkway at the same time.
- Chisholm Summit — east side, roughly 800–900 acres and about 3,066 homes by RA Development, with David Weekley Homes building.
- Tallgrass — west side, 621 acres, about 4,000 homes, a $1 billion project by Groundwork Development Partners.
Why Burleson, and why now
Burleson has quietly become one of the most desirable corners of the Metroplex: about 20 minutes to Fort Worth on Chisholm Trail Parkway, strong Joshua ISD schools with new campuses on the way, and brand-new homes that still start in the $300s — increasingly rare this close to Fort Worth. There's also still real land out here for anyone who wants acreage, ag, or an equestrian lifestyle.
What this means for buyers
Here's the part most people miss: in new construction, the earliest buyers usually get the most. Builders roll out their strongest incentives — rate buydowns, price breaks, designer upgrades — early in a community. As each phase sells out, prices step up. Waiting for "more to see" can quietly cost you thousands.
