If you own a home in Burleson and you are trying to decide whether to list now or wait for spring, here is the honest answer up front: the numbers lean toward April for exposure, and they do not tell you what your house will net. I do not have data that says winter beats spring in Burleson, and I am not going to pretend I do. What I can give you is what the data shows, what it does not show, and how to run this for your own house.
I could not get a clean Burleson-only seasonal number, so I am using the closest reliable ones: Johnson County from Realtor.com, and North Texas from MetroTex.
Median days on market in Johnson County, from Realtor.com data published by the St. Louis Fed:
So in the last cycle, listings in Johnson County sat roughly three weeks longer in January than in the spring. The year before showed the same shape, with 84 days in January 2025 and 51 in April 2025. Two cautions: that is county-wide, and it is a measure of how long listings sit, not a promise about your house.
Realtor.com's 2026 study picked April 12 to 18 as the best week to list in Dallas-Fort Worth. For that week, compared with an average week, it projected:
That is real, and I will not talk you out of it. But read the last line carefully. It compares listing prices across the market, not what the same house sold for. It does not mean your house picks up $24,000 by waiting. And that study is about 2026. Nobody has published what April 2027 will look like.
Here is what spring cannot promise you.
Rates. Freddie Mac's 30-year average was 6.09% in February and 7.24% on October 29. That is a big swing in eight months. It could go either way by April, and neither of us knows. If you wait, you are betting on something you cannot see.
Your costs. Waiting is not free. Your mortgage interest, taxes, insurance and HOA keep running. If you have already moved, or you are holding two payments, that math can pass a spring bump fast.
Your next move. If you are buying your next home here, timing matters on that side too. The general homestead rule looks at who owns and lives in the home on January 1, so talk to your appraisal district before you pick a closing date around it. If you are stuck on the order of things, read buy first or sell first.
This part applies whichever season you pick. MetroTex's September 2026 report for North Texas showed:
Tarrant County in August had a $343,000 median, down 3%, with 3.4 months of inventory. MetroTex's report did not break out Johnson County.
Look at that 93.9%. Sellers across the region were getting about 94 cents on the listing price dollar. That does not mean your house will. It does mean buyers have room to negotiate, and pricing above the market costs you TIME in either season.
In Burleson you are not only up against the house down the street. As of November 2026, Bloomfield's Parks at Panchasarp Farms page lists price reductions on inventory homes and $20,000 to $40,000 in flex funds on to-be-built homes, with incentives shown as expiring November 30, 2026. First Texas Homes at High Country shows up to $20,000 in flex cash on contracts through November 30, 2026, with its preferred lender. Both come with fine print, and neither tells us what April will look like. But a buyer looking at your house may be comparing it with a new one and a builder credit. If you want to see that side, read new construction in Burleson under $400K.
List this winter if:
Wait for spring if:
Add up five months of what the house costs you to keep, plus anything you would spend getting it ready in the meantime. That is the price of waiting. Now ask whether a spring sale would realistically have to beat a winter sale by more than that. If that looks like a stretch, you have your answer. If the cost is small, spring may be worth it.
Before you decide, get a real value on the house, not an online guess. I explain why in why your Zestimate is wrong in Texas. And nobody should promise you a season will get you a number. That includes me. The decision is yours. This is general information, so talk to your lender or a tax professional about your own numbers.
Realtor.com's 2026 study named April 12 to 18 the best week to list in Dallas-Fort Worth, and Johnson County listings sat less time in spring than in January. That is county and metro data, not a guarantee for one Burleson house, and it does not count your cost of waiting.
Realtor.com data shows a median of 77 days on market in Johnson County in January 2026, compared with 56 in April 2026. That measures how long listings sit, across the whole county.
Nobody can tell you where rates will be. Freddie Mac's 30-year average was 6.09% in February 2026 and 7.24% on October 29, 2026. I would base the decision on your house and your costs, and talk to a lender about your own situation.
