Is Burleson a Good Place to Live? The Honest Pros and Cons
Short answer? For a lot of people, yes.
But "good" depends on what you need. So here's my honest scorecard — the good, the not-so-good, and who I think should skip Burleson altogether.
The pros
You get more house for the money. Burleson's median sale price was about $335,000 in September. Compare that with homes closer in to Fort Worth, and you can see why young families end up here.
A real downtown. Old Town isn't a strip center with a clock tower. It has restaurants, a rooftop brewery, live music, a Saturday farmers market and events in the plaza.
Solid schools. Burleson ISD is rated B, with a 94.3% graduation rate and more choice schools than most families expect. (Joshua ISD, which serves part of town, is rated B too.)
Parks everywhere. Bailey Lake, Chisenhall Fields, the BRiCk rec center and miles of trail.
Close to Fort Worth, not IN Fort Worth. Downtown is about 15 miles up I-35W. And no state income tax.
It's growing up. Two billion-dollar communities, a boutique Hilton on the way, and a city that just became Film Friendly. Burleson is building like a destination.
The cons
I-35W at rush hour. It narrows at SH 174, and that backs up. Drive your commute before you buy.
Construction. Growth means cones. SH 174 is being widened through 2028.
Property taxes. No income tax means property taxes do the heavy lifting. On a $400,000 home, expect roughly $640 a month.
The heat and the hail. Summers average about 95°F, and North Texas hail is hard on roofs and insurance premiums.
School lines don't match city lines. A Burleson address doesn't guarantee Burleson ISD. Check every house.
Who Burleson is great for
- Families who want space, good schools and a yard
- Fort Worth commuters who'd rather drive 20 minutes than pay Fort Worth prices
- Buyers who want new construction
- Anyone who wants acreage or horses within reach of the city
- Veterans — VA loans and the Texas disabled veteran exemption go a LONG way here
Who should probably skip it
- You need to be in Dallas every day
- You want walk-to-everything city living
- A long rush-hour drive is a dealbreaker
My verdict
I live here. I'm biased, and I'll own that. But I've watched Burleson go from an exit on the way to Cleburne to a town people actually choose — and it's still early. If it fits your list, it's a great place to plant roots.
