Burleson vs. Fort Worth — Which Is Right for You?
I grew up in Fort Worth. I live in Burleson. So I get asked this one a lot.
And the honest answer is that it's not really a price question anymore. It's a lifestyle question.
Side by side
| Burleson | Fort Worth | |
|---|---|---|
| Population | about 56,000 | about 1 million |
| Median sale price | $334,841 (Sept. 2026) | about $352,000 (Jan.–Mar. 2026 avg.) |
| City tax rate per $100 (2025) | $0.7218 | $0.67 |
| Main school district | Burleson ISD (B) or Joshua ISD (B) | Fort Worth ISD (C), plus others by address |
| Distance to downtown Fort Worth | about 15 miles | you're there |
The surprise: prices are closer than you'd think
People assume Burleson is dramatically cheaper. Overall medians are in the same neighborhood. The difference is WHAT you get: in Burleson, that money tends to buy a newer house, a bigger yard and a quieter street. In Fort Worth, it buys location.
And Fort Worth isn't one market — it's dozens. A house near the Cultural District and a house in far north Fort Worth are different worlds.
Taxes: Fort Worth's city rate is lower
Fort Worth's 2025 city rate was $0.67 per $100. Burleson's was $0.7218. But your total bill also includes the school district, the county and any special district, so compare total rates on the actual houses — not just the city line.
Schools: this is the big one
Fort Worth ISD is under state oversight. TEA announced a takeover in October 2025, and in March 2026 it appointed a board of managers and a new superintendent to replace the elected board. The district earned a C again in 2026, but its score rose from 73 to 77, and more campuses earned A's and B's.
Here's the part people miss: many Fort Worth addresses are NOT in Fort Worth ISD. Parts of the city are served by Keller, Northwest, Crowley and other districts.
Burleson is served mostly by Burleson ISD and Joshua ISD, both rated B in 2026.
Either way, look up the campus for the specific address.
Lifestyle: what each one does best
Fort Worth is a big city that still feels like Texas. The Stockyards, the Cultural District's world-class museums, Sundance Square, Magnolia Avenue's restaurants, a real arts scene, and the jobs that come with a city of a million people.
Burleson is the small-town version with the city in reach. Old Town, Bailey Lake, Chisenhall Fields, two golf courses, Lost Oak Winery — and Fort Worth's best stuff about 15 miles up the road.
Commute
Burleson to downtown Fort Worth is about 15 miles. I-35W is the direct route, and it backs up at rush hour. Chisholm Trail Parkway, the toll road on the west side, is often faster into downtown and the medical district. Drive it at rush hour before you buy.
Who should choose which
Choose Fort Worth if you want walkable neighborhoods, nightlife, a short commute downtown, or an older home with character.
Choose Burleson if you want newer construction, more space, a small-town feel, and you don't mind a drive for the big-city stuff.
It's not either-or, either. Plenty of people work in Fort Worth and come home to Burleson. Best of both.
Torn between the two? I know both sides of this one personally. Let's talk it through. Book a call.
