Chisholm Summit and Tallgrass: Burleson’s West Side Is Coming Alive

October 21, 2026 · Burleson, Texas

Two master-planned communities. Roughly 7,000 future homes. Both on Burleson’s west side along Chisholm Trail Parkway.

If you’ve driven out that way lately, you’ve seen dirt moving. Here’s where each one stands — and the one detail I need every buyer to know before they fall in love.

Chisholm Summit: the first one

Chisholm Summit is Burleson’s first master-planned community, developed by RA Development on about 807 acres near Alsbury Boulevard and County Road 914.

The plan calls for about 3,066 homes — townhomes, 40- to 80-foot lots and estate lots. Around them: more than 100 acres of parks, 10-plus miles of trails, an equestrian center, and “Chisholm Square,” a walkable town center modeled after Old Town.

What’s moved:

Tallgrass: the big one

Tallgrass is Burleson’s second master-planned community — 621 acres at Chisholm Trail Parkway and FM 1902, from Groundwork Development Partners. The Armstrong family has owned that land since 1951.

At buildout: about 4,000 homes, 1 million square feet of shops and offices, a town center, 90 acres of parks and 5 miles of trails. It’s a roughly $1 billion project.

What’s moved in 2026:

And the roads are catching up. Chisholm Trail Parkway is planned to widen to four lanes, and FM 1902 to a four-lane divided road.

The detail buyers miss

Look at that school district row again.

Both communities have a Burleson address. Both are zoned to Joshua ISD, not Burleson ISD.

That’s not good or bad. Joshua ISD is a solid district, and it’s already planning schools inside these communities. But it’s easy to assume “Burleson” means Burleson ISD and find out after you’ve already picked a floor plan. Know before you shop. (More on that in my Burleson ISD guide.)

Second thing: look at the special district row. Both communities pay for roads, parks and utilities partly through a special district. That can show up on your tax bill. Two homes at the same price can carry DIFFERENT monthly payments. I’ll pull the actual numbers for any home you’re considering.

What this means for you

Buying: Getting in early in a master-planned community usually means the best lot selection and builder incentives. Just go in knowing the school district and the tax bill.

Already own on the west side: Thousands of new rooftops, a town center and a business park nearby tend to lift everything around them. Your home’s story just got better.

Thinking about Chisholm Summit, Tallgrass, or what’s coming near your current home? I’ll walk you through the numbers before you ever step into a model. Book a call.

I help buyers and sellers across the Dallas–Fort Worth Metroplex — Fort Worth, Burleson, Crowley and Keller, and the surrounding Dallas area. I write these because they are the questions I answer on the phone every week, and most people never get a straight answer to them. If you have one I have not covered, ask me — I will probably turn it into the next post.
