The short version

What it does well

The community dates to the 1920s and incorporated in 1957.

The honest part

What to know first

  • The 2026 combined rate runs about 2.47 per $100 with Eagle Mountain-Saginaw ISD before any water district charge.
  • Trinity Metro On-Demand no longer serves the city.
  • At 0.51 square miles, the city has little room to spread out.

Not its strength: transit options, vibrant, big-city energy, parks and trails, lake days, land and acreage, new construction, luxury homes.

Not rated yet: walkable, a real downtown, restaurants, nightlife, shopping, golf, horses welcome. That means I haven't confirmed it either way, not that it isn't here.
