What it's like
The short version
Mansfield sits in the south-central Metroplex, about 20 miles from Fort Worth and 25 from Dallas, on about 37 square miles with roughly a fifth still undeveloped. Most of it is newer subdivision growth, with population rising from 28,031 in 2000 to 72,602 in 2020. A small historic Main Street anchors the old town, and a new stadium district is rising near SH 360 and Heritage Parkway.

The honest part
What to know first
- Combined 2025 rate of about 2.25 per $100 before exemptions, or 2.28 if the water district applies, with Mansfield ISD at 1.1469.
- Higher entry price, with a Redfin median sale price of about $486,000.
- Car dependent, with a Walk Score of 25.
- Roads are a known pressure point. A 2024 traffic study found congestion would worsen significantly without road work.
- Master-planned communities add HOA dues, about $79 a month in M3 Ranch.
- The stadium district and other big projects build in phases, so expect construction nearby for years.
Not its strength: walkable, transit options, quiet, small-town pace, lake days, land and acreage, horses welcome, established neighborhoods.
