What it's like

The short version

Providence Village is a Denton County town of about 12,300 near U.S. 380 and FM 2931. It began in 2000 as a master-planned community with Cape Cod and Craftsman-style homes, and it incorporated in 2010. The town owns six lakes and ponds, while two homeowners associations run the clubhouse pools, parks and ball fields.

What's for sale

Homes sold at a three-month median near $290,000 through August 2026, with 97 sales in August. Foree Ranch, about 419 acres along Fishtrap Road, is adding new single-family homes.

What it does well

Strong here

  • New construction●●○
Foree Ranch is a master plan of single-family homes, with new homes ready to move in.

The honest part

What to know first

  • The two HOAs own the existing parks and amenity centers, which are generally limited to members.
  • One Providence Village address scores 34 on Walk Score.
  • DCTA's service page names Denton, Lewisville, Highland Village and Frisco, not Providence Village.

Not its strength: walkable, quiet, small-town pace, shopping, parks and trails, lake days, established neighborhoods, luxury homes.

Not rated yet: transit options, vibrant, big-city energy, a real downtown, restaurants, nightlife, golf, land and acreage, horses welcome. That means I haven't confirmed it either way, not that it isn't here.
