What it's like

The short version

River Oaks covers about 1.9 square miles inside the Loop 820 ring, shaped by the West Fork of the Trinity River just downstream from Lake Worth. Fort Worth and Sansom Park surround it. Businesses gather along River Oaks Boulevard (State Highway 183) and Jacksboro Highway (State Highway 199).

What's for sale

Current listings carry a median price near $281,000. Most homes date from the 1940s and 1950s, and single-family homes fill about three-fourths of developed land.

What it does well

Strong here

  • Quiet, small-town pace●●○
    About 7,700 people.
  • Parks and trails●●○
Seven city parks, including McGee Park and Wooldridge Park.
  • Established neighborhoods●●○
Voters incorporated the village in 1941, and most housing dates from the late 1940s.

The honest part

What to know first

  • The 2026 combined rate runs about 2.53 per $100 before any water district charge.
  • Developed areas surround the city, leaving no unincorporated land to expand into.
  • The State Highway 183 plan may need added right of way, which could displace homes and businesses.
  • Steep slopes above the West Fork are privately owned and largely undevelopable.

Not its strength: walkable, transit options, vibrant, big-city energy, restaurants, shopping, lake days, land and acreage, new construction, luxury homes.

Not rated yet: a real downtown, nightlife, golf, horses welcome. That means I haven't confirmed it either way, not that it isn't here.
