VA loans are one of the most powerful benefits available to veterans and active duty military — but they come with unique rules most agents don't know. I do. Let me put my expertise to work for you.
No down payment required — but there is a VA funding fee (typically 1.25%–3.3% of the loan) that can be rolled into your loan. I'll make sure you understand exactly what you owe at closing before you ever sign.
VA appraisals are stricter — the property must meet Minimum Property Requirements (MPRs). I know what the VA appraiser is looking for before we ever make an offer.
Termite inspection is required — in Texas, the VA mandates a wood-destroying insect inspection. I coordinate this as part of our process so nothing slips through.
Bushes and vegetation cannot touch the structure — this is a VA MPR that trips up a lot of deals. I spot these issues early and negotiate repairs before closing.
Peeling paint must be remediated — on homes built before 1978, any chipping or peeling paint is a VA requirement. I identify these issues upfront so they don't derail your closing.
VA does not allow certain buyer fees — sellers are often required to pay fees the VA buyer cannot. I negotiate this into every offer so you're fully protected.
Buying your first home is one of the biggest financial decisions of your life. I break down every step, every fee, and every document — so you walk into closing confident, not confused.

FHA minimum down payment
Many first-time buyers qualify for low or even zero down programs.
Option money — typically $100–$500, paid directly to the seller within 3 days of going under contract. This buys you an "option period" (usually 7–10 days) to back out for any reason. It is generally non-refundable but can sometimes be applied toward closing costs.
Earnest money — typically 1% of the purchase price, held in escrow by the title company. It shows the seller you're serious. If the deal closes, it applies toward your closing costs or down payment. If you back out outside the option period without a valid contingency, you may lose it.
Down payment is not one-size-fits-all — the amount you put down depends on your loan type, credit score, income, and lender. FHA can be as low as 3.5%, conventional loans range from 3%–20%, and VA/USDA can be 0% down. I connect you with the right lender for your situation.
Closing costs — typically 2%–5% of the purchase price, separate from your down payment. These include lender fees, title insurance, appraisal, taxes, and prepaid insurance. I always negotiate seller concessions to help offset these wherever possible.
Home inspection — always recommended, never skipped on my watch. We use the option period to inspect and negotiate repairs or credits before you're committed.
Specializing in $500K–$1.5M+ properties across the DFW Metroplex, I bring the negotiation skills, market knowledge, and discretion that luxury transactions demand.
Deep market knowledge — I know which luxury neighborhoods in Tarrant County are appreciating, which builders deliver quality, and what a home is truly worth before we make an offer.
Skilled negotiation — at this price point, every concession matters. I negotiate with precision, protecting your investment at every step.
Access to off-market properties — through my Berkshire Hathaway PenFed Realty Texas network, I often know about listings before they hit the MLS.
Discreet and professional — luxury transactions require confidentiality. Your information, finances, and timeline are always handled with the utmost care.
Comprehensive due diligence — pools, garages, guest houses, acreage — I make sure every feature is properly inspected and valued before you close.
Relocating is stressful enough without navigating an unfamiliar market alone. I've helped clients move to DFW from across the country — and I make it feel like home from day one.
Virtual tours and remote buying — I do thorough video walkthroughs, FaceTime tours, and detailed neighborhood reports so you can buy with confidence from anywhere in the country.
DFW neighborhood expertise — from Southlake and Keller to Burleson and Mansfield, I match your lifestyle, commute, and school district needs to the right community.
Employer relocation packages — if your employer is covering relocation costs, I work within those parameters and coordinate with your relocation coordinator seamlessly.
Timeline flexibility — relocations have hard deadlines. I build your home search and closing timeline around your start date, not the other way around.
Trusted vendor network — movers, storage, utilities, schools — I connect you with the right people so your transition to Texas is as smooth as possible.
Builder sales agents work for the builder — not for you. I'm in your corner from lot selection to final walkthrough, making sure you get the home you paid for.
Builder contracts favor the builder — new construction contracts are written by the builder's attorney. I review every line and negotiate on your behalf before you sign anything.
Independent home inspection is non-negotiable — even brand new homes have defects. I always recommend a third-party inspector before your final walkthrough.
Upgrade negotiation — builders often have more flexibility on upgrades than on price. I know how to get you the finishes you want without overpaying at the design center.
Builder lender vs. your lender — builders push their preferred lenders hard. I help you compare offers so you're getting the best rate, not just the most convenient option for the builder.
Timeline management — construction delays happen. I stay in contact with your builder throughout the build so you're never caught off guard.
Buying land is unlike buying a home — there's no structure to inspect, but there's plenty that can go wrong if you don't know what to look for. I do.
Land loans are different — financing raw land requires a different loan product than a traditional mortgage. Down payments are typically higher (20%–50%) and rates differ. I connect you with lenders who specialize in land.
Soil, survey, and perc tests matter — before buying land, you need to know what you're building on. I recommend soil tests, surveys, and perc tests (for septic) so there are no surprises after closing.
Utilities and access — is there water, electric, and sewer access? Or will you need a well and septic? I research utility availability before you ever make an offer.
Zoning and deed restrictions — can you build what you want on this land? I verify zoning, HOA restrictions, and county regulations upfront so your vision is actually buildable.
Flood plains and easements — I pull flood maps and review easements on every land transaction. These can significantly affect what you can build and where.
